Construmat, the International Construction Exhibition organized by Fira de Barcelona, continues to attract large construction projects that will be presented exclusively at the Forum Contract. With two months to go, the direction of Construmat has made the largest real estate project-Uruguay tourism, construction of the Hyatt hotel in Montevideo, itself known for the first time in Spain in the context of the classroom. The Uruguayan architect Richard Weiss, director of the study WSW (Sztryk Weiss Weiss), is the head of the project, with an investment of over 46 million and is scheduled to open in 2015.
Uruguay's capital will thus acquire an establishment of one of the largest hotel chains in the world, to be built on the banks of the River Plate that bathes the shores of Montevideo. The building, which will have 12 floors and 167 rooms, will be financed through an innovative system called condominium.
According to this scheme the investment is open to anyone who wants to buy one or more rooms. The owners of the rooms give way to the hotel chain management for a period of time, during which they receive a 'dividend' in terms of economic benefits recorded during the year. The rooms purchased by investors who can only use them as hotel guests during the transfer to the chain, work like brand equity that operates the building, in this case, Hyatt Hotel Montevideo.
Thus, investors can sell their rooms if they consider appropriate at the time they wish. After the award (in the case of this hotel, 30 years) rooms owners can move to live to the building. The minimum price for room / share is EUR 203,000.
The architect Ricardo Weiss stresses the importance of this system to "achieve a greater number of investors in a massive project" as the Montevideo Hyatt Hotel, the first five star hotel that is built Uruguay under this modality. Weiss will travel to Barcelona to present this project in the Contract of Construmat Forum, which will be announced initiatives potentially worth about 30,000 million euros.
"One way to overcome the crisis is undoubtedly export. The Construmat report that analyzes the export potential of the Spanish construction recently presented confirm that sales of our emerging businesses have grown an average of 9.4% in the last three years, we want to accelerate this process and so we will quote in Barcelona more than 170 international projects, "says Pilar Navarro, Director of the room.
